Alliance Residential Expands Holden Senior Housing Platform with $3 Billion Development Pipeline
Holden to grow across coastal, Sunbelt and Midwest markets as senior housing demand outpaces new supply
SCOTTSDALE, Ariz. — October 13, 2026 — Alliance Residential Company (“Alliance”), one of the nation’s leading multifamily and senior housing developers, today announced plans to expand Holden, its senior housing brand. Over the next three years, Alliance is targeting $3 billion in development of independent living, assisted living, memory care, and active adult communities.
The expansion builds on nearly a decade of Alliance experience in senior housing. It comes as sector fundamentals have recovered from COVID and supply has fallen to historic lows. According to NIC MAP, senior housing occupancy has climbed above 90%, its highest level since 2007. Meanwhile, new construction starts have fallen to roughly 10,000 units a year, against a projected need of more than 100,000 units a year as the first baby boomers turn 80. Alliance combines its decade of senior housing experience in development and construction with leading regional senior housing operators to create a community tailored to each market. The current pipeline extends Holden across more of Alliance’s national footprint. Residents can expect thoughtful design and hospitality-driven services, delivered in partnership with some of the nation’s top senior housing operators. Features include chef-driven dining, wellness programming, resort-style amenity spaces and smart-home technology.
“After several years of limited new supply and steadily rising demand from an aging population, we believe this is an exceptional time to invest in senior housing,” said Jay Hiemenz, Chairman and CEO of Alliance Residential. “Holden lets us meet that demand with communities built to the same high standards Alliance builds, by partnering our platform with the best regional operators to deliver a truly tailored experience for residents.”
“We’ve spent nearly ten years refining our senior housing product and services to feature what residents value most,” said Dale Boyles, Managing Director, Senior Housing at Alliance Residential. “Now we’re bringing that experience to a wider set of markets across our footprint.”
